Terms of Service
Last updated: 13 October 2026
1. Who we are and what these terms cover
thePropCheck ("we", "us") is operated by BOOKBRIDGE ADVISORY LLP. These terms govern your use of the website at thepropcheck.com and the thePropCheck mobile apps for iPhone and iPad (from Apple's App Store) and for Android (from Google Play) (together, "the service"). By using the service you agree to these terms. If you do not agree, please do not use the service. If you downloaded an app from an app store, section 13 also applies.
Our Privacy Notice (https://www.thepropcheck.com/notice) explains how we handle your personal data. It is part of these terms.
2. What the service is — and what it is not
thePropCheck gathers public records about property in India — such as RERA registrations, land records, approvals and court records — and uses software, including artificial intelligence, to summarise them and point out matters you may want to check before you buy.
- It is not legal advice. Our assessments are AI-generated from public records. They are our opinion, not a legal opinion, and they can be wrong or incomplete. Before you rely on anything for a purchase, loan or other decision, check the evidence and consult your own advocate.
- Missing information is not a finding. Where a record is unavailable, we say so. The absence of a record in our results does not mean the record does not exist.
- Public records can be wrong or out of date. We show where each fact comes from so you can verify it at the source.
- We do not certify title or guarantee any property, developer or transaction.
3. Who can use it
You must be at least 18 years old to create an account. Visitors without an account can view public project facts and project overviews. Some features — including asking questions and seeing title and legal checks — need an account.
You agree to give accurate information when you sign up and to keep your password and verification codes private. You are responsible for activity on your account.
4. Credits and payments
Some features use credits. Your credits belong to your account, so the same balance is available on the website and in the apps.
- Free credits. We give a one-time allowance of credits when you create an account, a credit when someone you refer signs up, and further credits when you ask for them and we approve the request. We may change or end free-credit offers at any time, and any other offer (for example daily credits) applies only while we show it in the service.
- Where credits are bought. When we offer credits for sale, they are sold only on our website. Prices and taxes (including GST) are shown before you pay. Payments are processed by our payment provider; we do not receive or store your card, UPI or bank details.
- The apps do not sell anything. The thePropCheck apps contain no purchases and take no payments. Credits you buy on the website can be used in the apps. Because Apple and Google are not part of these purchases, they cannot refund them or answer questions about them — please contact us instead.
- Credits do not expire. Free and purchased credits stay in your balance for as long as your account is open.
- Paid reports and checks. Some reports and checks cost a stated number of credits. Where a report is prepared after you request it, its credits are held when you request it and charged only when it is delivered; if it is cancelled or cannot be delivered, the held credits are released back to your balance. A check that is unlocked when its report already exists is charged when you unlock it.
- Refunds. To ask for a refund of credits you bought, email us at admin@thepropcheck.com with the payment ID shown on your payment receipt. We review every request and refund valid ones — for example a payment that failed, was charged twice, or where the law requires a refund — to the original payment method. We tell you the outcome by email. Refund requests are handled by us, not by any app store. If a request in the service fails after credits were held for it, the credits return to your balance automatically; you do not need to ask.
- Credits have no cash value, cannot be transferred or sold, and are not a deposit or a stored-value instrument.
5. Acceptable use
You agree not to:
- copy, scrape, harvest or bulk-download content or data from the service, by automated means or otherwise, except as our robots.txt allows;
- resell, republish or build a competing database from the service;
- try to get around sign-in, credit, rate or access limits;
- interfere with, overload or probe the security of the service;
- upload anything unlawful, or anything you do not have the right to share;
- use the service to harass, defame or mislead anyone.
We may suspend or close accounts that break these rules.
6. Content you submit
If you upload documents or send us questions or feedback, you keep ownership of them. You give us permission to process them to provide the service to you, as the Privacy Notice explains. You confirm you have the right to share them.
7. Our content and third-party content
The service's software, design and our written analysis belong to us. Public records belong to the bodies that publish them. Links to developer websites, property portals and other third-party sites are provided for convenience; we do not control or endorse them.
8. Advertisements
The service may show advertisements, including from Google AdSense. Ad choices are explained in the Privacy Notice and can be changed under "Ad & cookie choices".
9. Availability and changes
We work to keep the service available and accurate, but we do not guarantee it will be uninterrupted or error-free. We may change, add or remove features. We may update these terms; when we do, we will change the "Last updated" date and, for significant changes, tell signed-in users in the app.
10. Liability
To the extent the law allows:
- the service is provided "as is";
- we are not liable for decisions you make based on the service, or for indirect or consequential losses;
- our liability to you for any claim is limited to the amount you paid for the specific question, report or check the claim is about — that is, the price you paid for the credits spent on it — or ₹1,000 if you did not pay for it (for example, where it used free credits).
Attorney Legal Opinion. Where you request an Attorney Legal Opinion, the opinion is given by an independent qualified advocate, who is professionally responsible for its legal content. We arrange and deliver it; our own liability for it is limited as set out above.
Nothing in these terms limits rights you have under Indian law that cannot be limited, or our liability for fraud, gross negligence or wilful misconduct.
11. Ending your account
You can close your account at any time from "My data & rights" on the website, or from Settings → Delete my account in either app. Deleting an app from your device does not close your account. When your account closes, any remaining credits — free or purchased — end with it. We may suspend or close an account that breaks these terms. Sections 2, 7, 10 and 12 continue to apply after your account ends.
12. Law, disputes and grievances
These terms are governed by the laws of India. The courts at Hyderabad, Telangana, India have exclusive jurisdiction.
For questions, complaints or grievances, contact our Grievance Officer at admin@thepropcheck.com or VK Towers, 1st floor, Plot No 84/85, Guttala Begumpet, Kavuri Hills Ext, Madhapur, Hyderabad, Telangana 500081. We will acknowledge a grievance and work to resolve it within the time the law requires.
13. Apps downloaded from Apple's App Store or Google Play
If you use a thePropCheck app downloaded from Apple's App Store or Google Play:
- These terms are between you and us — not Apple or Google. We, not Apple or Google, are responsible for the app and its content.
- Licence. We give you a personal, non-transferable licence to use the app on devices you own or control, as the store's usage rules allow (for Apple, the Usage Rules in the Apple Media Services Terms and Conditions).
- Support. We alone provide maintenance and support for the app (contact details in section 12). Apple and Google have no obligation to do so.
- Warranty. If the app fails to conform to a warranty that applies to it, you may notify Apple, and Apple may refund the price you paid for the app (the app is free, so this is nil). To the extent the law allows, Apple has no other warranty obligation for the app; any other claims, losses or costs caused by a failure to conform are our responsibility under these terms.
- Claims. We, not Apple or Google, are responsible for any claims about the app — including product-liability claims, claims that it fails to meet a legal or regulatory requirement, and consumer-protection or privacy claims — and for investigating and defending any claim that the app infringes someone's intellectual property.
- Legal compliance. You confirm that you are not in a country subject to a government embargo or designated as supporting terrorism, and that you are not on any government list of prohibited or restricted parties.
- Third-party terms. You must also follow any third-party terms that apply when you use the app, such as your mobile network's.
- Third-party beneficiaries. Apple and its subsidiaries are third-party beneficiaries of these terms and may enforce them against you as they relate to the app downloaded from the App Store.
- Payments. The apps contain no purchases; see section 4.
